Job description

Job Summary: 

 

This position completes technical and mechanical tasks that safeguard the physical properties of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, presence, safety, and complete functionality.

Responsibilities will include but are not limited to: 

  •  Completes assigned work orders, as well as preventative maintenance on the property by identifying the source of the deficiency or trouble, and making repairs in accord with recognized policies, procedures, safety standards, and code requirements.  

  • Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, ensuring vendors are doing the correct and completed work, requesting needed supplies and materials, completing all maintenance tasks, and inspecting completed work.  

  • Follows procedures for obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking items used, returning unused items to vendors, and notifying the maintenance supervisor or manager about re-ordering needs.  

  • Completes documentation in a timely, accurate, and complete method so that service requests can be properly documented and followed.  

  • Support in maintaining the grounds, common areas, and amenities by picking up trash, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.  

  • Maintains cost-cutting and expense control programs by repairing rather than replacing parts when feasible, not being wasteful with materials and supplies, and applying the appropriate use for tools and equipment.  

 

Other Responsibilities: 

  • Comply with WGA’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents immediately and correctly.  

  • Complete and stay up to date on all training and meetings.  

  • Assists in organizing every day and periodic property inspections to identify safety and risk management matters, keep the property in good repair, and communicate worries about the physical needs of the property to management.  

  • Writing: Inventory maintenance, requisition requests, required maintenance reports. 

Required Licenses or Certifications: 

  1.  Incumbents must have EPA certifications Type 1 and II or Universal for refrigerant recycling. (Applies to Certified Service Technicians.) 

  1.  Incumbents must have all certifications as required by the State and Local jurisdictions. (Applies to all Service Technicians.) 

  1.  Incumbents must have a valid driver’s license to operate a golf cart on property. 

Equipment/Machinery/Tools: 

 

An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools: 

 

Hand Tools: Various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc. 

 

Power Tools: Wrenches, grinders, sanders, drills, saws, etc. 

 

User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders. 

 

Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand power augers, etc. 

 

Measuring Devices: Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc. 

 

PHYSICAL REQUIREMENTS: 

  • Constant need (66% to 100% of the time) to be on feet. 

 

  • Have constant need (66% to 100% of the time) to perform the following physical activities: 

 

  1. Bend/Stoop/Squat/Kneel-Perform routine maintenance/repairs, pick up tools and needed 

equipment. 

  1. Climb Stairs Service requests, make-ready needs for 2nd and 3rd floor apartments. 

  1. Push or Pull-Move equipment, appliances, open and close doors, etc. 

  1. Reach Above Shoulder-Perform routine maintenance/repairs, stock and remove 

equipment, parts, etc. 

  1. Climb Ladders-Perform routine maintenance/repairs. 

  1. Grasp/Grip/Turning-Handle tools and equipment, perform routine 

maintenance/repairs. 

  1. Finger Dexterity-Handle tools and equipment, perform routine 

maintenance/repairs. 

 

  • Constant need (66% to 100% of the time) to perform the following physical activities: Lifting/carrying (supplies, replacement parts, ladders, etc.): 

Over 150 lbs.-rare need (less than 1% of the time) 

75 - 150 lbs.-Occasional need (1% to 33% of the time) 

25 - 75 lbs.-Frequent need (33% to 66% of the time) 

1 - 25 lbs.-Constant need (66% to 100% of the time) 

 

NOTE: Lifting and carrying weights exceeding 50 lbs. is often accomplished with assistance from one or more people. Examples of the heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc. 

VISION REQUIREMENTS 

  • Constant needs (66% to 100% of the time) to document maintenance and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instruction from staff and residents. Constant needs to see small detail when performing routine maintenance duties. 

  • Frequent need (33% to 60% of the time) to see things clearly beyond arm's reach (oversee assistants, observe problems throughout the property). 

 

HEARING REQUIREMENTS 

  • Constant need (66% to 100% of the time) to communicate with assistants, office staff, vendors and residents. Must use listening skills to diagnose needed repairs, etc. 

 

SPEAKING REQUIREMENTS 

  • Constant need (66% to 100% of the time) to verbally communicate with assistants, office staff, vendors and residents. 

 

DRIVING/TRAVELING REQUIREMENTS 

  • Frequent need (33% to 66% of the time) to utilize personal transportation to pick up replacement parts and supplies from vendors. Rotation "on call" status may occasionally require expedient travel to assigned property at moment’s notice. Pickups and deliveries to the corporate office. 

  • Must have a valid driver's license and automobile insurance coverage. 

 

WORKING ENVIRONMENT 

  • Indoors (66% to 100% of the time). Frequently outdoors (33% to 66% of the time), all conditions, often for extended periods. 

  • Occasional exposure (1% to 33% of time) to paint fumes, solvents, adhesives, etc. Example: Apartments during/after make-ready. 

  • Frequent need (33% to 66% of the time) to work in awkward and confining positions. 

 

REASONING DEVELOPMENT 

  • MODERATE. Must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations. Needs ability to think rationally beyond a specific set of instructions. 

Skills & Qualifications: 

  • In House -Work Knowledge 

  • Sheetrock/paint experience 

  • Appliances repair experience  

  • Basic knowledge in general repairs  

  • Understanding of Liability and Risk Mitigator 

  • Proactive approach in inspection to oversee an arising issue  

  • Ability to escalate issues for timely and effective problem resolution 

  • Available for On Call. Must respond in 1 Hour 

  • Able to troubleshoot remotely to support team members 

  • Able to put together an order while understanding budget constraints and understanding to escalate needs outside of budget 

  • Curb appeal experience  

  • Manage and Produce quality Make Readies 

  • Manage and Produce quality Work Order Completion. Minimize callbacks and repeat issues
